City View on State
If you’ve spent time downtown, chances are you’ve noticed City View on State Street, a building that now feels like a natural part of Jefferson’s Main Street. But just a few years ago, its story looked very different.
From Near Collapse to New Potential
In 2016, the City of Jefferson acquired the building when it was in a dilapidated state and nearing collapse. Rather than letting another historic structure be lost, the City made the decision to turn it into a downtown renovation project.
Early efforts focused on stabilization. The structure was secured, storefronts and windows were replaced, and interior build-out work began. These foundational improvements set the stage for what would become a multi-year transformation and a strong example of reinvestment in Jefferson’s historic downtown.
By 2019, the project took another exciting turn. With the help of volunteers under the direction of Nick Sorensen, demolition of the street-level office spaces began. As walls came down, original tin ceilings were uncovered along with a much more open layout than anyone expected.
While the upper-story windows had been installed earlier, the addition of natural light completely changed the feel of the space and highlighted its potential as a bright, inviting corner location for a small business.
Renovation Timeline
An Investment With Big Impact
The $1.5 million rehabilitation project was made possible through a combination of federal and state historic tax credits, along with government loans and grants. Those resources helped leverage nearly $98,000 in private investment.
This project stands as a strong example for other rural communities. It shows how preserving historic buildings can drive economic impact, support local businesses, and protect the character that makes small towns unique.
A Home for Local Businesses
From 2020 to 2021, the renovated space served as the home of Heartland Bank, which is now located North on Elm Street.
In 2022, the space welcomed a new chapter with Warm Wishes, a stationery and gift shop that continues to bring life, creativity, and charm to this downtown corner.
Looking Ahead
City View on State Street is more than just a renovated building. It represents what’s possible when a community invests in its historic assets, believes in downtown, and works together to create space for future growth.
What once stood on the brink of collapse is now a vibrant part of Jefferson’s story, and a reminder that preservation and progress can go hand in hand.
